Since 2014, the number of tourists visiting Iran has been on the rise. And while that’s great news, it’s also made booking accommodation more difficult. Especially during peak seasons—like Nowruz, the Persian New Year on March 21—the best hotels fill up months in advance.

The number of rooms hasn’t kept up with the number of visitors, so as soon as you’ve finalised your itinerary, don’t wait—book early.

And Tehran, as massive as it is, is no exception.

The main issue? Navigating this megacity is a challenge for literally everyone. That’s exactly why we wrote this guide—to help you figure out where to stay in Tehran.

Another big challenge for international travelers is how to book a hotel in Iran.

Because of international sanctions, it’s not possible to use popular booking platforms like Booking.com. This makes it tricky—sometimes downright impossible—for foreign travelers to reserve accommodations online. But things are starting to change.

In this article, we’ll walk you through the best areas and neighborhoods to stay in Tehran, so you can pick the one that suits your trip the best.

Tehran is a vast, sprawling city with some of the worst traffic we’ve ever seen.

It has a reputation for being a bit of an “ugly” city, and because of that, many travelers try to skip it. But in our opinion, that’s a mistake—there’s actually a lot to see in Tehran. You can read about the best things to do in Tehran here.

Even if you’re not planning to explore much, you’ll probably still need to spend one or two nights here.

Why? Flights from Europe tend to arrive and depart at ridiculous hours—often in the middle of the night. So it makes sense to sleep over, spend a day getting your bearings, and start easing into Iran.


Best Areas to Stay in Tehran

First-Time in Tehran? Stay in District 12

Where to Stay in Tehran

Tehran is enormous—home to 14 million people and divided into 22 municipal districts, each with a bunch of smaller neighborhoods.

The most convenient and central area is District 12. It’s right in the heart of the city and ideal for first-time visitors, especially if you’re traveling with kids or don’t want to spend your whole trip hopping on and off the metro.

District 12 is one of the city’s oldest areas—it was basically the original center of Tehran.

This is where you’ll find the highest concentration of historical monuments. You’ve got churches, mosques, big public squares, and museums. Start at Imam Khomeini Square (easily reachable by metro) and explore from there.

The Grand Bazaar is here too—an enormous, covered market that stretches across several city blocks. It’s full of artisans, vendors, and all sorts of treasures. Plus, this district is packed with restaurants, cafés, historical buildings, and cultural sites.

It’s also one of the most “authentic” parts of Tehran. If you’re a traveler who wants to really feel the pulse of the city, this is your place.

Where to Stay in District 12

  • Ferdowsi International Grand Hotel (★★★★)
    Right by Imam Khomeini Square, this hotel has spacious rooms, a gym, a restaurant, and fast Wi-Fi. It’s steps away from the Bazaar, Golestan Palace, and the Jewelry Museum. Highly recommended.
  • Golestan Hotel (★★★)
    Technically in District 11, but just next door. We stayed here on our first Iran trip—comfortable rooms, great value, laundry, taxi service, and a restaurant. Perfect if you’re on a budget but want comfort.
  • Iran Markazi Hotel (★★)
    Clean, cosy, and super friendly staff. Free breakfast and great location.
  • Heritage Tehran Hostel
    Budget-friendly, popular with backpackers. Private rooms and dorms, each bed with privacy curtains, reading lights, lockers. There’s also a kitchen, laundry, and hangout spaces.

Want Nightlife? Stay in District 6

Head north from District 12 and you’ll reach District 6. It’s one of Tehran’s oldest districts and sits right in the center.

It’s also home to the University of Tehran and Amir Kabir University, which give the whole area a youthful, energetic feel.

There are tons of cafés, art galleries, and restaurants—this is where locals hang out in the evenings. Just remember: nightlife in Tehran doesn’t mean pubs and clubs. Alcohol is banned, so it’s more about chilled evenings in cafés, parks, and cultural spaces.

Iranshahr, a charming neighborhood inside District 6, has tons of budget accommodations. There’s something for everyone—hotels, guesthouses, hostels, and short-term rentals.

    One of the best hotels in Tehran. Huge rooms, elegant design, gym, pool, Mediterranean and Persian restaurants. A proper luxury experience.
  • Howeyzeh Hotel (★★★★)
    150 rooms with all the essentials. 24/7 restaurant, café, spa, event spaces, Wi-Fi, jacuzzi, parking—super complete and right in the center.
  • Hotel Laleh (★★★★★)
    Stylish, spacious, and well-equipped. Not super atmospheric, but gets the job done.
  • Sepand Hostel
    Not a standout in design, but very clean, with airport pickup and amazing staff. A good budget-friendly option.

Traveling on a Budget? Try District 7

District 7 is central, divided into five zones and 16 smaller districts. It’s famous for its cafés and restaurants.

The Sohrevardi area is especially charming and well-connected by metro. It’s a great choice for foodies—it’s packed with spots serving Persian and Middle Eastern dishes, snacks, sweets, and tea.

Traveling with Kids? Stay in District 2 or Northern Tehran

Pardisan Park

District 2 is in the northwest, where the air is cleaner and the mountains peek out in the distance. It’s quieter than downtown, with more green spaces, parks, and easy access to the highway.

You’ll find the lovely Farahzad and Evin gardens here, plus Pardisan Park—the only park in Tehran where kids can see lions and wolves.

This part of town is ideal for families: peaceful, scenic, and still well-connected.

    Formerly a Hyatt, it’s hosted major international figures. Super comfy rooms with flat-screen TVs, Wi-Fi, A/C, tea sets, and luxe bathrooms. There’s also a spa, pool, and great dining options.

    Grand, elegant, and fully equipped. Luxurious rooms, spa, gym, restaurants—it’s a true five-star stay.

    Just a 5-minute walk from the terminal. You don’t even need a taxi. Modern, clean, and well-equipped.
  • Ibis Tehran (★★★★)
    Also, steps from the terminal, with a Persian/Western restaurant. Guests can access the Novotel’s pool and gym too.
